Compare the scope before you compare the quote

Put the work side by side

Two refurbishment quotes can describe different projects, even when both start with “new bathroom” or “kitchen refurbishment”. Before comparing totals, check that each quote covers the same rooms, preparation, installation and finishing work.

Write a simple room-by-room list. Mark each item as included, excluded, optional or not yet clear. That list gives you useful questions to resolve before agreeing the work.

Separate supply from installation

Identify who supplies fixtures, fittings and materials. A quote for fitting a client-supplied kitchen is different from a quote that also includes buying it. Keep product choices and responsibility for deliveries visible, especially when another part of the work depends on them.

Read the preparation and finishing sections

Look beyond the main installation. Does the written scope describe removal, disposal, surface preparation, making good and decoration? If an item is not mentioned, ask whether it is included instead of assuming either way.

Check allowances and options

An optional line is not automatically part of the accepted scope. A provisional amount may also depend on a later decision or inspection. Record the version you accept, the selected options and any items still needing agreement.

Keep changes in writing

During a refurbishment, the scope may change as choices are made or existing conditions become clearer. Ask how a proposed change will be described, priced and agreed, and whether it affects the sequence of work.

Ask for the next step

Before accepting, check what information, access or selections are needed next. Discuss the proposed programme alongside the agreed scope rather than treating a requested completion date as confirmed.

• Is the same work included in each quote?
• Who supplies each major item?
• What preparation and finishing are included?
• Which options and allowances remain undecided?
• How will changes be agreed?
• What needs to happen before a start date can be confirmed?
